Promoting Your Property
Letting properties quickly is a major priority for us. To attract the right tenants, and to make the selection process for the prospective tenants easy, we promote rental properties in the following manner;

• Referral of tenants from our network of offices;

Tenant Selection Process
Being focused on attracting the ‘right’ tenant for your property, we take extreme care to screen prospective tenants. Our selection process consists of;
• Previous tenancy reference checks
• Employment and income checks
• Tenancy Information Database checks
• For students – Name of college, course, and student ID no.
• 100 point ID checklist
Only after our application form has been completed and it passes our above screening process do we contact the owner for instructions and then draw up the relevant tenancy documentation. The final decision in this process is yours.
Rent Arrears
To ensure prompt rental payments, we have a fully computerized rental system which provides us with an up to date position of rent arrears on a daily basis.
Regular contact with tenants ensures rent is paid on time. The following is an outline of what happens when a tenant falls into arrears:
At 8 days in arrears tenants are issued with a Notice to Remedy Breach, (as per Residential Tenancies Act1994), this gives them 9 days to rectify the issue. If it is rectified within that time frame then that is excellent, however, if they do not have their rent up to date and in advance after that time then a Notice to Leave is then issued to the tenants. If their rent is still not paid up to date by the expiry of the Notice to Leave and the tenants have not vacated, we can lodge documentation with the Small Claims Tribunal and the matter goes to court.
Communication
Our systems are structured to provide regular and timely reports as well as detailed statements to our clients.
These consist of;
• Monthly statements detailing rent paid, and any maintenance carried out during the month, with copies of invoices attached;
• As our office is connected to all major banks, this allows us to have cleared funds into owners’ bank accounts quickly. Unless there is a major problem, all funds are deposited and clear on or before the last day of the month, in which the rent was paid.
• Detailed reports of routine inspections carried out, with our recommendations on issues requiring attention.
• Annual Statements which detail the total income and expenditure for the property. This is extremely convenient as it contains all information required for income tax purposes in one document.
• Prompt response to emails, and telephone messages.
With regular inspections and communication, we believe that our “preventative maintenance approach," lessens the frequency and the seriousness of problems occurring.
Income Protection
We highly recommend Income Protection Insurance for all properties. Although we are unable to recommend the insurer for you to go with, we include some brochures on insurance companies that are used in the area.
Fees And Charges
Our fees and charges are tailored to your circumstances. For example if you have other properties under management with us or if you purchased through our office. Commission charges may be negotiated to reflect the above.
