My wife and I were recently looking to purchase a house. We looked at one listed with Arthur Conias (which we didn't end up purchasing) and met Thomas Coussens. We were impressed with Thomas' professionalism and way which he went about selling the property we had come to look at and also the way in which he described Arthur Conias' approach to selling property. Looking for a house gave my wife and I a high level of exposure to agents from a variety of companies. So when we had finished the work on our house and were ready to sell, we decided to engage the agent that had impressed us the most when we were looking to purchase ourselves - which was Thomas Coussens from Arthur Conias Real Estate.

When the time came, we decided to go with Arthur Conias for the sale of our house due to the relationship we had built up with David Lemke over the previous year from looking at potentially buying a new property. This testimonial is in favour of Arthur Conias Real Estate, in particular Thomas Coussens, who is employed by Arthur Conias, and the person I chose to sell my property. For a year or so I contemplated selling my lovely riverfront apartment situated at Sandford Street, St Lucia. I interviewed quite a few agents but did not feel they were the people I wanted to place my property with. I started to notice firstly the signs of Arthur Conias, they were professional, attractive and best of all no marketing costs to seller; within a short space of time these signs had the sticker “SOLD” on them. I rang the agent a few times and was met with a courteous reply to any questions I asked, not mentioning I was thinking of selling. I spoke to Thomas Coussens over the phone, was impressed by his voice, knowledge and non pushy attitude.

OK! “Time to sell” I decided and rang Thomas. On meeting him I was surprised by his image and professional manner and knowledge of the area. Thomas would probably be too kind to say that I was not as pleasant to him, I was real estate agent cautious, and gave him what many (who know I’d been burnt by a real estate agent in the past) would call a “grilling”. I was in my opinion entitled to find the best person I could, to represent my sale of my beloved apartment, where I’d spent many happy times for several years, also whoever purchased it was getting along with my property, people within the complex, who had become over the years friends and almost family like, there were residents that went out of their way to be helpful and kind as well as highly respected in the area of St Lucia and Brisbane.

I would say to anyone who is selling and looking for a good agent to “go see Thomas” Coussens, he will work hard to gain a good price, respect the property being on the market, as well as look you in the eye. Thomas stayed in touch the whole time, always asked if the time was appropriate to show a prospective buyer through.
My apartment sold within three weeks for a reasonable price. Listed below are the points that pleased me as well as surprised me-

Prior to engaging an agent to handle the sale of our property I spoke to a number of agents including Thomas Coussens of Arthur Conias, Toowong who had, from time to time, provided me with information on the property market in the area.

We engaged Thomas as I was very impressed with the comprehensive marketing approach he proposed and his confidence that the marketing, together with his buyer contact list, would lead to a sale. I also agreed with his rationale for listing the property at a price higher than suggested by others.

I listed my unit at Bardon with Arthur Conias as I had previously used his office to sell my late mother’s house 3 years ago with amazing results at the time after interviewing all the local profile agents. In no way I would use anyone else. Within a matter of days of it going on the market it was put under contract and unfortunately the contract fell over in a few days and again within a week it was sold again at a price which I was very happy with. Both contracts were put together by David where he assisted in the sale of some minor furnishings and the cleaning of the courtyard, dumping some rubbish and cleaning of the unit internally at no cost to me which I appreciated very much. This suited me perfectly as I left Brisbane and moved up north and I had nobody to do these things for me. This gave me the confidence I needed to prepare for the pending inspections of potential purchasers into our home. We were very glad that all of the sales representatives at Conias were genuinely motivated towards a good result for us. The property photographer was very professional and worked methodically throughout the site. Conias did not charge us for any advertising costs whatsoever. We found this aspect of listing our home very unexpected and very pleasing, as it was in total contrast to all of our past real estate property sales experiences. Some of those experiences have been very costly to us and in one particular case without any result at all. Our negative attitudes towards real estate agents drawn from these past experiences had influenced the approach that we should take when listing this property. Before we heard about Conias, we even considered selling by private sale.
All inspections were conducted through an appointment only plan which worked exceedingly well for us. We always felt that our position as residents was considered when plans for the next of many appointments were made by phone contact with the particular representative. We felt completely informed and involved in the process.
Our first contact with Conias Real Estate was through Heath Townsend, who came to our home and comprehensively explained the policies of this company and their unique marketing style. We felt reassured from that initial contact that we should list our property with them. Heath gave us an excellent insight into what we might expect over the coming weeks. When we raised any concerns, he dealt with them directly and solved them easily for which we thank him. He displayed great enthusiasm for the task of selling our property which was also important to us as we had made the decision to sell our much loved home to necessitate the down-sizing process of moving into a unit as soon as possible.

My wife and I are now living in Melbourne and had decided to take a one day trip to Brisbane to inspect a property we had planned to buy having done our initial homework on the internet. The property we inspected had turned out to be inappropriate and the trip was becoming a wasted exercise. By chance we stopped outside Arthur Conias Real Estate office in Toowong and found ourselves looking at the properties in the window.

The first thing that impressed me about Thomas Coussens was that he took the trouble to get out from behind his desk to come outside and greet us. Some people may find this confronting or be seen as a “pushy salesman” but Thomas was very professional, polite and quickly identified our needs and made us feel comfortable. He recommended a couple of properties that we may be interested in and suggested an initial drive-by as neither were available for viewing and the afternoon was rapidly slipping by. We soon identified a property that looked promising and called Thomas to see if we could inspect it. Time was of the essence and Thomas managed to organise an inspection with the tenants and met us on site within the hour. There was a number of building issues which were all highlight by Thomas so there were no surprises down the track.

The outcome is that we have purchased the home which involved a lot of remote control communications, emailing, phone calls and correspondence. This is not easy and Thomas has always been available, returned calls promptly, followed up and made the process seamless. I must even give him credit for squeezing a few extra dollars out of me for the vendor which is ultimately his responsibility and he did it without denigrating the buying process.

We have bought and sold 5 properties and this is the 2nd time we have been involved with the Jenman system of selling/buying and we would highly recommend it to all of our friends. And should the opportunity arise to buy another investment property in Brisbane, Thomas can be assured of a call from us.
