My wife and I were recently looking to purchase a house. We looked at one listed with Arthur Conias (which we didn't end up purchasing) and met Thomas Coussens. We were impressed with Thomas' professionalism and way which he went about selling the property we had come to look at and also the way in which he described Arthur Conias' approach to selling property. Looking for a house gave my wife and I a high level of exposure to agents from a variety of companies. So when we had finished the work on our house and were ready to sell, we decided to engage the agent that had impressed us the most when we were looking to purchase ourselves - which was Thomas Coussens from Arthur Conias Real Estate.

Our house remained on the market for a whole day. At the end of that day we had a number of offers including some at and above list price. Due to several issues associated with the aesthetics of my property it became clear that selling my property would pose a challenge. After a false start with an alternate Real Estate agent, another agent A.V. Postle & Co recommended I consider Arthur Conias Real Estate. Arthur Conias was not only geographically in the locality of my property but also subscribed to the Neil Jenman model. When engaging Arthur Conias Real Estate I wasn’t aware this would be a protracted journey that would include up to three contracts falling over at the last minute. In spite of this fact, the staff at Arthur Conias continued to remain motivated to sell and encouraged me throughout the journey. This included providing advice, recommendations and inspiration. I especially appreciated the fact that I was constantly kept informed of potential visits and interested buyers, this was important as I am not in Brisbane so had no concept of what was happening on the ground. Of note was Karen Maxwell (although no longer with the agency) and Victor Johnston, both of whom, spoke to me post contracts falling over when I was very disappointed, and assured and encouraged me there was still potential interest within the Conias portfolio. Of exceptional note is Thomas Coussens. Thomas Coussens drove the deal home and I believe this is partially due to his ability to read people. Prior to engaging an agent to handle the sale of our property I spoke to a number of agents including Thomas Coussens of Arthur Conias, Toowong who had, from time to time, provided me with information on the property market in the area.

We engaged Thomas as I was very impressed with the comprehensive marketing approach he proposed and his confidence that the marketing, together with his buyer contact list, would lead to a sale. I also agreed with his rationale for listing the property at a price higher than suggested by others.

Our confidence was rewarded as we secured a signed sale contract for the property less than 36 hours after listing. Subsequently settlement occurred without a hitch. Furthermore the sale price was only about 2 % below the listing price and at least $10,000 more than we had anticipated. From our perspective an excellent outcome.

This gave me the confidence I needed to prepare for the pending inspections of potential purchasers into our home. We were very glad that all of the sales representatives at Conias were genuinely motivated towards a good result for us. The property photographer was very professional and worked methodically throughout the site. Conias did not charge us for any advertising costs whatsoever. We found this aspect of listing our home very unexpected and very pleasing, as it was in total contrast to all of our past real estate property sales experiences. Some of those experiences have been very costly to us and in one particular case without any result at all. Our negative attitudes towards real estate agents drawn from these past experiences had influenced the approach that we should take when listing this property. Before we heard about Conias, we even considered selling by private sale.
All inspections were conducted through an appointment only plan which worked exceedingly well for us. We always felt that our position as residents was considered when plans for the next of many appointments were made by phone contact with the particular representative. We felt completely informed and involved in the process.
Our first contact with Conias Real Estate was through Heath Townsend, who came to our home and comprehensively explained the policies of this company and their unique marketing style. We felt reassured from that initial contact that we should list our property with them. Heath gave us an excellent insight into what we might expect over the coming weeks. When we raised any concerns, he dealt with them directly and solved them easily for which we thank him. My wife and I are now living in Melbourne and had decided to take a one day trip to Brisbane to inspect a property we had planned to buy having done our initial homework on the internet. The property we inspected had turned out to be inappropriate and the trip was becoming a wasted exercise. By chance we stopped outside Arthur Conias Real Estate office in Toowong and found ourselves looking at the properties in the window.

The first thing that impressed me about Thomas Coussens was that he took the trouble to get out from behind his desk to come outside and greet us. Some people may find this confronting or be seen as a “pushy salesman” but Thomas was very professional, polite and quickly identified our needs and made us feel comfortable. He recommended a couple of properties that we may be interested in and suggested an initial drive-by as neither were available for viewing and the afternoon was rapidly slipping by. We soon identified a property that looked promising and called Thomas to see if we could inspect it. Time was of the essence and Thomas managed to organise an inspection with the tenants and met us on site within the hour. There was a number of building issues which were all highlight by Thomas so there were no surprises down the track.

The outcome is that we have purchased the home which involved a lot of remote control communications, emailing, phone calls and correspondence. This is not easy and Thomas has always been available, returned calls promptly, followed up and made the process seamless. I must even give him credit for squeezing a few extra dollars out of me for the vendor which is ultimately his responsibility and he did it without denigrating the buying process.

We have bought and sold 5 properties and this is the 2nd time we have been involved with the Jenman system of selling/buying and we would highly recommend it to all of our friends. And should the opportunity arise to buy another investment property in Brisbane, Thomas can be assured of a call from us.
